The Planning and Zoning Division’s primary focus is land development through the implementation of the Comprehensive Land Plan and zoning and subdivision regulations.
This division works closely with the Board of Trustees and Plan Commission in the review and public hearing process of requests for variations, special use permit requests, rezoning, annexation and plats of subdivision for property, as well as site plans for commercial and industrial development.
Active Transportation Plan
The purpose of the Comprehensive Plan is to set forth the vision and strategy that the Village of Tinley Park will use to guide its future development. The plan will assist community leaders with providing for community needs, both present and future. It will also be used to guide land use decisions made by the Village Board as recommended by the Plan Commission.

Corridor Plans and Studies
The Village of Tinley Park is committed to improving local traffic flows and roadway safety measures. For this reason, one of the duties of the Planning and Zoning division is to conduct periodic corridor studies. Recent studies include:
- 159th Street Corridor Study
- 183rd Street Corridor Study
- Harlem Avenue Corridor Study
- LaGrange Road Corridor Study



Downtown Tinley Redevelopment
The primary goals of Tinley Park's Downtown Redevelopment Project are to:
- Assure the long-term viability of the central business district
- Provide a signature downtown as a community focal point
- Secure the viability of adjacent residential neighborhoods
